The development was planned as a modern, logistics complex with a total area of approximately 45,000 m². Around 38,000 m² was allocated to logistics operations, while approximately 7,000 m² was dedicated to office space. The facility was developed on the former Port Park Pernis site in the Rotterdam port area. Its location provides direct access to major transportation infrastructure, including the A15 and A4 motorways, while also being close to the Eemhaven and Waalhaven container terminals.
The new facility was designed around the practical requirements of a modern logistics company. Its large logistics area provides space for storage, handling and distribution, while the office facilities support management and administrative activities. The architectural design also made efficient use of the available site. The office building was positioned above part of the warehouse, while parking was placed on the roof of the warehouse. This allowed more of the ground-level site to remain available for logistics operations.
These developments strengthened the logistics infrastructure of the VAT Logistics/Neele-Vat organisation and supported its transition toward larger-scale, integrated supply-chain operations. The Port Park Pernis facility provided a modern base for logistics and corporate activities, while the City Terminal project focused on improving container flows and multimodal distribution.
Together, these projects demonstrate how investment in warehousing, transportation infrastructure, technology and strategic locations can support the growth of a logistics company and improve the efficiency of international supply chains. Projects such as Port Park Pernis and the City Terminal development reflect a broader focus on building logistics infrastructure that is efficient, connected and capable of supporting future growth.
With Rotterdam serving as a major European logistics hub, continued investment in modern distribution facilities and multimodal transport can help the organisation respond to changing customer requirements while strengthening its position within international logistics.The cross-docking project also supported the organisation's objective of handling cargo flows more efficiently and sustainably. By reducing unnecessary intermediate storage and connecting different transportation flows, cross-docking can help improve the movement of containers through the supply chain.
